Green Room Partners Acquires City Market, an 89,975-Square-Foot Historic Mixed-Use Asset in Savannah's Historic District, in Partnership with Fourthline Capital Management

Green Room Partners ("GRP"), a Charleston-based commercial real estate investment and development firm, today announced the acquisition of City Market, an 89,975-square-foot historic retail and office property spanning four blocks in Savannah's Historic District. The acquisition was completed in partnership with Fourthline Capital Management ("FLC"), formerly Somera Capital Management.

City Market comprises restored 1840s-era warehouse buildings operated as a unified open-air retail destination featuring curated tenants and coordinated marketing. The property includes approximately 77,557 square feet of retail space and 12,418 square feet of office space.

Situated in the heart of Savannah's Historic District, City Market is one of the city's most recognized pedestrian-oriented destinations, featuring a mix of restaurants, specialty retailers, galleries, and entertainment venues that serve both residents and visitors year-round. The four-block assemblage occupies a central position within downtown Savannah's tourism and cultural corridor.

GRP plans to continue operating City Market as a coordinated mixed-use destination, with a focus on long-term stewardship, tenant curation, and preservation of the asset's historic character. The partnership will emphasize thoughtful capital improvements, active asset management, and continued merchandising to reinforce City Market's role as a cornerstone of Savannah's downtown retail environment.
