Green Room Partners Acquires Pointe Grand, a 288-Unit Multifamily Community in Savannah, GA, in Partnership with Henderson Park

Green Room Partners ("GRP"), a Charleston-based commercial real estate investment and development firm, today announced the acquisition of Pointe Grand, a 288-unit Class A garden-style multifamily community located in the high-growth Port Wentworth submarket of Savannah, Georgia. The acquisition was completed in partnership with Henderson Park, an international private equity real estate firm.

The 2021-built community spans 332,064 square feet across 36.25 acres and was acquired through a lender sale. GRP plans to implement a structured stabilization and repositioning program designed to enhance operations, elevate the resident experience, and strengthen the asset's position within its competitive set.

Pointe Grand features modern interior finishes including stainless steel appliances, quartz countertops, and white cabinetry. Community amenities include a swimming pool, fitness center, fire pit, dog park, and valet trash service.

The property is strategically located near the intersection of Interstate 95 and Highway 21, approximately five miles from the Hyundai Metaplant site and within close proximity to the Port of Savannah and the region's expanding logistics and manufacturing base. Port Wentworth and greater Savannah continue to experience strong population and employment growth, supported by port expansion, large-scale industrial investment, and continued in-migration.

GRP has engaged Greystar to execute an accelerated stabilization plan focused on leasing momentum, brand repositioning, amenity enhancements, and operational execution. The business plan includes a comprehensive rebrand and property refresh alongside active on-site management intended to improve resident satisfaction, drive retention, and align in-place rents with current market levels.
